We turn the concept into a detailed scope: drawings, specifications, allowances, and milestone schedule. Long-lead items are chosen early to avoid delays. You’ll review pricing in as much detail as you prefer, ask questions, and sign when it feels right. Deposits secure materials; change orders are priced before work shifts—no surprises later.

Our pre-construction contract provides funding to coordinate with the municipality for any permits required. This allows homeowners to save/invest their capital until permits are approved and construction is beginning. Sometimes it allows for homeowners to coordinate their financing options at the same time as the permit process. No one controls each municipality’s timelines, but we’ll keep you updated every step of the way until that precious approval stamp is received!

We walk the home together, create a punch list, and finish the small stuff quickly. You’ll get manuals, labeled shutoffs, and maintenance tips. Our two-year warranty starts at completion, and we’re nearby for questions or tweaks. For new home construction, the Alberta New Home Warranty is registered.
