Discovery & Design

We start with a kitchen-table chat about how you live—family, storage, timing, budget—then walk the site. Let’s all get on the same page about your needs, wants, goals and maybe even a few luxury items? From there, we sketch ideas, set priorities and allowances, and provide a realistic first range and timeline tailored to your property.

Scope of work & contracts

We turn the concept into a detailed scope: drawings, specifications, allowances, and milestone schedule. Long-lead items are chosen early to avoid delays. You’ll review pricing in as much detail as you prefer, ask questions, and sign when it feels right. Deposits secure materials; change orders are priced before work shifts—no surprises later.

Permitting

Our pre-construction contract provides funding to coordinate with the municipality for any permits required. This allows homeowners to save/invest their capital until permits are approved and construction is beginning. Sometimes it allows for homeowners to coordinate their financing options at the same time as the permit process. No one controls each municipality’s timelines, but we’ll keep you updated every step of the way until that precious approval stamp is received!

We encourage weekly feedback, questions and communication. Changed your mind about something? Just let us know and we’ll figure out the how, the timing, and the pricing, so you can proceed with confidence.

Beyond the Build

We walk the home together, create a punch list, and finish the small stuff quickly. You’ll get manuals, labeled shutoffs, and maintenance tips. Our two-year warranty starts at completion, and we’re nearby for questions or tweaks. For new home construction, the Alberta New Home Warranty is registered. The goal is simple: a house that lives easy from day one.

Q: Are ADUs the same as carriage homes?

Yes. “ADU” is planner-speak for a small, self-contained home on the same lot as your main house. Locally, people say carriage home, laneway home, garage suite, or backyard suite. Different names, same idea: its own entrance, kitchen, and bath—close by, but private.

Q: Do you handle permits and rural approvals?

Yes. We coordinate development and building permits, along with all sub-trade permits and inspections. For rural projects, we also assess wells, septic capacity, access, and service availability up front. Flood fringe, septic, well and other reports are provided as part of the pre-construction package. Every homeowner provides input for the drawings, then we work closely with the architects to ensure building code compliance.

Q: How long does a typical carriage home take to build?

Most garage suites run 6-12 months after permit approval. Our goal is always to have predictable progress once foundation and framing begin.

Q: Can we live at home during a renovation?

It depends. Human, pet and worker safety come first. The goal is to minimize disruption, keep communication daily, and deliver a clean, safe space at the end of each day.

Q: How do you control budget and change orders?

We start with detailed scopes and allowances, confirm long-lead selections early. If you request a change, we price it before proceeding and adjust the schedule as needed. This discipline reduces drift, protects contingencies, and keeps the final number aligned with the priorities you set.
